Project Summary and Response to Northern Liberties Neighbors Association (NLNA) Input Dated 11 April 2006

The following graphic and written material represent the architectural concept for Bridgman’s View Tower (BVT), an iconic mixed-use, 66-story skyscraper sited at the edge of Northern Liberties and at the heart of a budding new residential/commercial high-rise district along the Delaware River in the Philadelphia’s expanding Center City.

It is Agoos/Lovera Architects’ (A/LA) and their Client’s mission to establish a sustainable (LEED) architectural/engineering design standard with this project which will inspire and set the bar high for future projects in the district, and the City.

In developing the concept, A/LA has been sensitive to the Northern Liberties Neighbors Plan as it relates to sustainable architecture, including enhancing open green space, ease of access and views to the river, incorporating green roof design, water management, automated parking, and ease of vehicular traffic flow, just to name a few of the parameters established by the plan.

A/LA has been commissioned by Marc F. Stein – a long-term resident of Philadelphia and a fourth generation steel worker who heads a group of local and New York investors – to design Bridgman’s View Tower, which will be located at 900 North Delaware Avenue (Poplar Street), Philadelphia.

The project is defined as Bridgman’s View Tower and Bridgman’s View Galleria and Garage and the design program calls for the following uses:

  • Two retail floors.
  • Three high-end office floors.
  • Two amenity floors which would include hotel lobby, restaurant, health spa and green roof/garden.
  • Ten boutique hotel floors holding 177 suites and rooms.
  • Forty-five high-end residential floors with approximately 350 condominium units.
  • A landscaped park along Canal Street.
  • A tree-lined promenade from Delaware Avenue and Poplar Street to Second and Brown Streets.

Bridgman's View Galleria and Garage
  • Fifteen fully automated parking levels accommodating over 1,100 cars with a green roof and outdoor pool.
  • A sky-lit glazed galleria and high-end retail.
  • A landscaped park along Canal Street.
  • A tree-lined promenade from Delaware Avenue and Poplar Street to Second and Brown Streets

The concept incorporates a landscaped park and café/dining on Canal Street and a landscaped pedestrian walk along Poplar Street to provide building occupants and community with a pleasant approach to and from Delaware Avenue and the waterfront.

Conclusion

Hoping not to sound presumptuous, it is our belief that as we proceed with the further design development of this sustainable architectural project, we will achieve design excellence. Having set that as a standard for our design team, it is our expectation and dream that this exceptional structure will become an icon and a source of pride for Northern Liberties and Philadelphia.
